Speculative (spec)
Single Family Residential (SFR)
Loan amounts are
based on 80% of appraised value and also the actual cost of the
project.
Pre-Sale SFR loans
This option is very
similar to the SFR loan. For pre-sold homes, we give you
discounted loan fees. This benefit gives you the ability to
better negotiate a pre-sale with an incentive based on your cost
savings.
Development Loans
We offer development
loans on short plats, long plats, small and large subdivisions
from 2 lots to 200 lots. Development loans have 18 to 24 month
terms with very competitive rates and fees. Loans are based on
75% of the appraised wholesale value. On some development loans,
interest reserves may be required.
